Foundation Evaluation

 

Nortier Engineering Consultants LLC (NEC) is experienced in the industry of foundation repair. Our engineers perform third-party evaluations on the existing condition of a given foundation, in order to determine whether repair work is necessary. Sometimes expensive repairs can be avoided by alternative methods. If repairs are needed, NEC will develop a repair plan that can be used as a scope of work for a foundation repair contractor.

Hiring an independent professional engineer to evaluate your foundation ensures an unbiased and objective opinion. A trustworthy, independent engineer can diagnose your existing foundation condition accurately. Additionally, an independent engineer does not have a vested interest in selling repair methods that may not be needed. Therefore, repair costs can be minimized.

Common Signs of Foundation Problems in Texas 

 

Do you suspect foundation issues in your home? Here are some common signs of foundation problems: 

  • Floor cracks 

  • Sloped or uneven floors

  • Sticking doors or windows 

  • Ceiling cracks ? Bowed or leaning walls

NEC will perform an objective evaluation of your foundation and provide a technical report signed and sealed by a professional engineer.

 

 

Technical Reports

 

The objective of an independent report is to determine whether the foundation is structurally sound. I.E. Is the foundation performing it?s intended function? Or are remedial foundation repairs necessary?


NEC will typically perform a "Level B" investigation as described by the American Society of Civil Engineers (ASCE) Texas Section. A typical engineering technical report will include the following:


1. Drawing of the foundation layout
2. Relative elevations (Existing and/or post-lift)
3. Analysis of observations
4. Recommendations


The report is signed and sealed by a professional engineer, licensed in the state of Texas.

Drawing of the Foundation Layout/Relative Floor Elevations

The first step in identifying any potential issues with a structure is to observe the exterior of the building and to survey the relative elevations of the floor. The relative elevations of the floor are measured with a ZipLevel manufactured by Technidea. A zero is denoted on the drawing, showing the base point (0), to which the rest of the foundation is relatively measured.

 


Analysis of Observations

The report will discuss any significant observations made, and will determined which (if any) repairs need to be made to the foundation system in order to improve the foundation's performance.

 

 

Recommendations

In addition to repair recommendations (if needed), the report will also provide general maintenance recommendations which will help improve and prolong optimum performance of a foundation system.
